The City of Los Angeles is holding a meeting on Monday, February 13th at 9:30 AM at the City of Los Angeles Board of Public Works, City Hall Room 350, 200 N Spring Street, Los Angeles to discuss the possibility of implementing a Franchise requirement for trash haulers in Los Angeles. Essentially this means small trash haulers who keep the larger companies prices competitive will no longer afford to operate as the Franchisee fees will be far to great for a small company. If the Trash Franchising is implemented Landlords, and Tenants will see higher costs, and a lower grade of trash service due to the fact that the trash vendors know you have nowhere else to go for service. Currently North Oak manages properties in several other cities which have a City franchise for trash and North Oak feels that our clients and tenants are always underserved and over charged for the trash in those franchised areas (Simi Valley, Newbury Park, and Inglewood to name a few). But as mentioned above there is no alternative to these vendors the city has forced upon us.

 

 

 

North Oak feels that this issue warrants the awareness of both our tenants and Clients alike. In the end if the price of trash goes up it will be a burden to both sides as rental prices will have to go up to account for the increase in cost. Though defeated last June, the measure has been allowed to be heard again by the full Senate Thursday, January 26.

What SB 184 Does

The bill overturns a court case that affirmed California’s now 16-year-old law, Costa-Hawkins, prohibiting rent control on newly constructed apartment units.  The result would be an insidious new form of rent control – capping rents on units for as long as 55 years!  The bill’s author, Senator Mark Leno (D-San Francisco) is attempting to disguise his intent by saying SB 184 simply means the politically popular “inclusionary zoning” program can be used for new rental housing.  But, we’re not fooled – by any other name rent control is still rent control and, unless SB 184 is defeated, rent control will return to California!!

 

Immediate action needed!

and ask them to VOTE NO on SB 184.

Almost all Cities have business licenses and could be due as soon as January 31. 2011 (Burbank, Beverly Hills, and Inglewood).
